MCSJ Real Property Tax Billing is made up of all the necessary components to process property tax bills, collect payments and report on all property in the municipality.
Integration - Property Tax Billing is fully integrated with MCSJ Finance and MCSJ Utility Billing & Collections . Accrued revenue and cash receipts are posted to the revenue accounts appropriately upon user verification. All municipal charges can be viewed from one screen.
County Files - Owner records imported into the system from the county’s file. All relevant records are recorded into the system, from assessed values to exemption codes.
Assessments - Assessed values are broken down into three categories, land value, improvement value and net value. Taxes are calculated on the net value.
Unlimited History - Keep payment and billing history for an unlimited number of years. Track owner changes, re-assessments and any other changes to the property’s information.
Direct Debit - Take advantage of ACH files and receive tax payments directly from your constituents accounts. Within 48 hours of submitting your file to the bank your payments are deposited into your account.
Cash Receipting - All payments can be batched or posted “on-line”. Utilize the bar coded bill to minimize data entry errors. All the transactions for the account are available in the payment window along with user defined notes and messages for each account. All receipts will post to the revenue module upon user verification.
Property Classifications - Unlimited user defined zoning and exemption codes allows the users the ability to “customize” any listing of their accounts. These codes can be directly related to the county’s codes for easy cross references. Properties can be marked as partially exempt or completely exempt from property taxes.
Added Taxes - An automated routine will calculate any “added” or “omitted” taxes.
